December 2015 – London: Boultbee Brooks Real Estate (BBRE), the UK-based property investors and developers; a privately owned UK investment/development company has announced the sale of Export House on Ironmonger Row to Four Daughters, an investment property company for £7,500,000.

Planning Approval Granted for Hackney Office Scheme on Regents Canal

30th September 2015 – London – Boultbee Brooks Real Estate (BBRE) has been granted planning permission for a £35m office development, designed by Waugh Thistleton Architects, at 6 Orsman Road in Hackney, East London.

The scheme outlined by the commercial property developers will replace a disused record manufacturing and distribution warehouse and provide 4,625 sq m of new office space across six storeys. Outside space will include a canal-facing terrace on the ground and fifth floor, with further balconies and roof terraces located across all other floors.

Boultbee Brooks Real Estate Strengthens Foothold in Manchester’s Thriving Property Market with Acquisition of £16M Prime Property Portfolio from M20 Group

13 July 2015 (London and Hereford) – Boultbee Brooks Real Estate (BBRE), the UK-based residential and commercial property investor and developer, has further strengthened its presence in Manchester City Centre’s growing commercial property through the acquisition of a three-property portfolio from M20 Property Group for a total consideration of £16M.

The three properties, which have a combined total floor space of over 90,000 sq ft, are situated in prime locations. The portfolio includes two properties located on Moseley Street, near the soon to be regenerated St Peter’s Square, and one property in the desirable Deansgate business district. The properties included in the portfolio are:

BBRE will undertake a comprehensive refurbishment of the two properties on Mosley Street and transform them into new work space, for which there is high demand. 9 July 2015 (London and Hereford) – Boultbee Brooks Real Estate (BBRE), the UK-based property investor and developer, is pleased to announce the acquisition of Venture House, a prominent office building located opposite Reading mainline railway station.
Venture House, 37- 43 Blagrave Street, Reading,RG1 1PZ, was constructed in the early 1980s behind an attractive retained façade and now provides office accommodation over six floors. Boultbee Brooks Real Estate appoints OBI Property as Project Manager for the Refurbishment of 24 – 30 Brown Street, Manchester

3 July 2015 (London and Hereford) – Boultbee Brooks Real Estate (BBRE), the UK based real estate investor/developer who recently purchased 24 – 30 Brown Street, Manchester for £6.5 million, is pleased to announce that OBI Property has been appointed to lead the comprehensive refurbishment of the building 24 Brown Street.

BBRE intends to completely remodel the building including new open services, a new façade and an additional floor to increase the net internal area to 48,000 sq. ft. A planning application will be submitted by the end of the summer. Once complete the building will comprise retail/leisure units on the ground floor, with offices on the floors above.

Boultbee Brooks Real Estate lets 4 Noel Street to coffee and workspace group Timberyard

8 June 2015 (London/Hereford) – Boultbee Brooks Real Estate (“BBRE”), the UK-based real estate investor and developer, is pleased to announced it has reached an agreement to let 4 Noel Street to Timberyard, the London based speciality coffee shop and workspace group.

The building, situated in the heart of London’s lively Soho district, has undergone significant change as part of BBRE’s refurbishment of 2-4 Noel Street following its acquisition of the property in August 2013. The works completed in March this year.

Timberyard will occupy the retail unit over the ground and basement floors. Fit out will commence shortly.

2-4 Noel Street also provides high quality office space over the three upper floors. BBRE occupies the space on the second floor, while Catley Lakeman occupies the first floor and Aurum Real Estate the third floor.

Alex Aitchison has been appointed as BBRE’s new Head of Development, with responsibility for ensuring timely completion of projects in BBRE’s development portfolio and appraising new development opportunities. Chris Winn joins BBRE as Property Manager and will work closely with BBRE’s Asset Management team in managing the company’s diverse portfolio.

Alex joins BBRE from McLaren Property where he was Development Director. He brings with him extensive experience in development, leasing, investment and financing, spanning both commercial and residential property, and has an impressive track record of delivering a number of high-profile, award-winning projects in London and across the UK. Prior to McLaren Property, Alex worked at Kier Property for eight years as a Senior Development Manager. He holds a BSc in Real Estate Development from the University of Reading.

Chris joins from Towler Shaw Roberts where for three years he worked as a Senior Surveyor, providing asset management advice to a number of private landlords in the West Midlands. Prior to this, Chris worked as a Surveyor at Eddisons and before that at DTZ. He holds an MSc in Real Estate and Management from Birmingham City University.

13 April 2015 (London/Hereford) – Boultbee Brooks Real Estate (BBRE), the UK-based real estate investor and developer, has purchased St James’s Court, 24-30 Brown Street, Manchester, M2 1DH from the HIMOR Group for a total consideration of £6.5 million.

St James’s Court is a 38,000 sq.ft. office building arranged over five floors providing typical floor plates of 8,000 sq. ft. and a car parking ratio of 1:1,570 sq. ft. There is significant opportunity to undertake a comprehensive refurbishment of the property to create high quality office space and to utilise various terraced atrium areas to provide an attractive roof top garden.

23 March 2015 (London and Hereford) – Boultbee Brooks Real Estate, the UK-based real estate investor and property developer, has sold Rivington House, EC2, to The Charities Property Fund for a total consideration of £15.22m.

The property, located on Great Eastern Street, London EC2, is currently let in its entirety to LK Bennett Ltd on a 15-year lease and the sale price reflects a net yield of 4.75% after rent free and purchase costs.

Rivington House is 17,743 sq ft, eight storey office block located in a prominent location at the gateway to Shoreditch. The building, which was formally a garment factory, is an impressive refurbishment of an existing Victorian yellow brick structure which has been extended to create two new spectacular upper levels with external terraces. The property was taken back to the bare Victorian shell prior to being redeveloped to the highest standard including exposed energy efficient services.
