Boultbee Brooks Lands Salmon at Clarendon Works, Watford

Boultbee Brooks Real Estate (BBRE), advised jointly by Savills and JLL, has pre-let Clarendon Works (36 Clarendon Road), the first speculatively developed office scheme in Watford town centre for 15 years.

Salmon Ltd, the global digital ecommerce consultancy part of the WPP marketing communications group, has agreed a new 15 year lease for the entire 30,000 sq ft (2,787 sq m) building due for completion in Q1 2018. The building located in the heart of Watford’s commercial town centre will comprise six storeys of contemporary exposed service office accommodation benefiting from a prominent corner position on Clarendon Road.

Andrew Willcock, director in the South East office agency team at Savills, comments: “The fact that Clarendon Works has been let so soon after commencement of the construction is both testament to the quality of the development proposed and the ongoing popularity of Watford as a corporate office location. We hope that this continued confidence will act as a catalyst for further commercial development in the town centre that boasts outstanding credentials in terms of connectivity to Central London and a range of retail and leisure amenities”

Alex Aitchison, Development Director at Boultbee Brooks Real Estate, adds: “Our strategy is to speculatively develop new exciting workspace in markets with limited supply, significant lease events and increasingly attractive market characteristics and Clarendon Works is a perfect example of this. As a result, we have been able to secure, this pre-let to Salmon, a top international business. Offering unique contemporary office accommodation is fundamental to attracting quality occupiers and we continue to actively seek similar opportunities across greater London and the regions”

Neil Stewart, Chief Executive Office of Salmon, adds: “Salmon is a global company, but our roots are in Watford where we have been based for 25 years. Our business is rapidly expanding and we wanted a new headquarters in Watford which will give both the right impression to our clients and team but also be close to Watford Junction station. We are delighted to take the lease on Clarendon Works and we look forward to moving into our new headquarters in 2018.
