London, February 2 – Boultbee Brooks Real Estate has completed a 10 year lease with Diabetes UK
on a new 25,000 sq. ft. commercial property in Aldgate East, London located at 126 Back Church Lane.
Constructed in summer 2015, Diabetes UK will be the sole occupiers of the six-story building. The property has been designed with the same contemporary, industrial feel that has come to represent the City fringe area. Situated a short walk from Aldgate and Whitechapel tube stations, the property is well placed to benefit from the arrival of Crossrail and the increasing number of occupiers seeking contemporary work space at a discount to Shoreditch, Clerkenwell and Farringdon.
James Whitcher at Boultbee Brooks: “This is a project that Boultbee Brooks Real Estate has been working on for nearly 18 months and the end result is everything we hoped for. This is the second building we have purchased and successfully let in the Aldgate and Whitechapel area and continues our forward thinking approach to acquiring investment and development opportunities in emerging, well connected locations. The letting to Diabetes UK shows how the area now caters for a vibrant mix of businesses.”
Anthony Francis, Head of Project & Facilities Management at Diabetes UK: “After 15 years of residency at 10 Parkway, Camden, Diabetes UK will relocate its offices to 126 Back Church Lane, London, E1 later this year. With our current lease at Parkway coming to an end it is no longer financially feasible for us to stay in Camden. This comes at a time when we also recognise the need to consolidate our offices in London and provide a working environment that best meets both the current and future needs of the charity. We selected our new office through a process of thorough and careful consideration, taking
great care to ensure the best financial return on investment. We are hugely excited about the move as
by better meeting our evolving business needs it will enable us to care, connect and campaign with even
more of the four million people who are currently living with diabetes in the UK.”
Elliot Stern, Associate Director, City Fringe Team at Colliers International: “Boultbee Brooks Real Estate has provided Diabetes UK with office space that meets the needs of their staff, their future plans and matches their brand identity, whilst also being mindful of their budget constraints. Finding a building that would meet all these demands was a challenge, but 126 Back Church Lane hit the brief perfectly.”
The East London submarket on the fringe of the City is now attracting significant levels of investment from developers as well attracting occupiers unable to secure space in core locations. Aldgate and Whitechapel’s offer has been markedly strengthened by high profile relocations and the expectation of a
dedicated Crossrail station at Whitechapel. Take-up during 2015 in and around Aldgate more than
doubled year on year with vacancy down by 50 percent as a result.”
Steve Johns, Head of City Leasing at Deloitte Real Estate: “It’s fantastic that Diabetes UK, as one of the leading charities, have chosen 126 Back Church Lane as their new Headquarters. Their staff and visitors will benefit being in a stunning new building in a vibrant, improving location.”
